How Togary works
One process, and a fee that only exists if the deal happens: 1% from the seller on a sale, half a month's rent from each side on a lease.

The fee, plainly
- On a sale: 1% from the seller. The buyer pays us nothing at all.
- On a lease: half a month's rent from the landlord and half a month from the tenant, on signature.
- No listing fee, no photography fee, no subscription, nothing payable up front by either side.
- The fee falls due only on signature of the preliminary contract and actual completion.
- We take on sales from EGP 10 million upward. Below that we cannot broker it properly at 1%.
How the deal is protected
- Owner and buyer contact details are never published on the platform.
- Each side signs a brokerage agreement naming the asset introduced, the fee, and a non-circumvention clause.
- The non-circumvention clause makes the fee payable if the parties complete outside the platform within a defined period after introduction.
- We keep a timestamped record of every introduction and inspection — the practical evidence in any dispute.
- Inspections happen with a Togary broker present and an inspection record signed, which fixes the fact of introduction.

Common questions
- When do I pay, and how much?
- On a sale the seller pays 1% on completion and signature, and the buyer pays nothing at all. On a lease each side pays half a month's rent on signature. Nothing is payable up front either way.
- Why don't you show the owner's number?
- Because commercial assets need filtering. Publishing numbers means endless calls from tyre-kickers and other brokers, and it destroys the broker's fee entitlement. We take the enquiries, qualify the buyer, arrange the inspection and document the introduction.
- Do you accept brokers?
- Yes. If you hold a mandate from the owner you can list the asset, and the fee is split under a written agreement signed before publication.
- Do you list residential property?
- No. Togary handles commercial assets only: commercial, administrative and industrial land, offices, retail and F&B, warehouses and factories. No apartments, villas or holiday units.
- Do you work outside Cairo?
- Yes — Cairo, Giza, the New Administrative Capital, Alexandria, Ain Sokhna, Suez, Hurghada, Sharm El Sheikh and the Delta industrial cities.
- Is there a minimum asset value?
- On sales we work from EGP 10 million upward. Below that, the work involved — ownership verification, inspections, legal follow-through — is not covered by 1%. There is no minimum on leases.
