How this is built
- A weekly automated search across Egyptian property portals, government offerings and published market reports.
- Each listing's asking price is divided by its stated area; we take the median, not the mean, so one odd listing cannot move the number.
- Listings with obvious data-entry errors are excluded — a price typed into the area field, or a figure orders of magnitude off market.
- Each area is split into the places people actually name — compounds, axes, streets — because one area is not one price.
- We record how many listings sit behind each figure, and say when coverage is thin.
Read this before you act on it
These are asking prices — what sellers want, not what deals close at. Egypt has no open register of transacted commercial prices, so listed stock is the closest public signal, and deals typically close 10–20% below it.
This is indicative and is not a valuation. Sub-location, frontage, floor, finishing and licensing can each double or halve the per-metre figure inside the same area.
